Welcome to the Mountain Brook Homeowners Association (MBHOA) website! This website is maintained by Affirmative Management and contains information about a host of HOA-related topics including:
Pool Status - As of mid-May, the pool heat will be turned ON and it will remain ON until early October.
Welcome Letter for new residents and Helpful Information regarding attic access, water/gas/electricity shutoff, water heaters, vehicle gates, and how the fire alarm system works
Useful documents & forms for automatic dues payment, renting the clubhouse, exterior projects, registering as a new resident, etc.
Report a garbage or recycling issue directly to Recology using their Contact Us page. Note: if the recycling toters are full, you can put your cardboard, paper, cans, bottles, etc. in a garbage dumpster or you can wait until after pickup day -- which, as of January 2022, was Thursday -- and take your items to the garbage & recycling corrals right after pickup when the containers will be empty.
Recycling Center & Information - There is very good recycling center only about a mile from the complex at 935 Terra Bella, down the street / east of the Taco Bell near Hwy 101. Also, here is the city's 2021 recycling resources guide which provides lots of useful information about how to recycle or dispose of just about anything. Finally, here are flyers showing what is and what isn't recyclable, plus a list of a dozen common items, aka the Dirty Dozen, that aren't recyclable.
Large (bulky) Item Pickups - Did you know that Recology will do onsite bulky item pickups by request and they are free? Bulky items include furniture, appliances, mattresses, construction debris, old barbecues, tires, etc. They will also do free general pickups — i.e., a pile of stuff measuring up to 4’x4’x4’ provided no single item is over 50 lbs — also by request. Bulky item pickups and general cleanups are limited to 2 per household per year and we repeat: they are FREE! You must call Recology in advance at 650-967-3034 to schedule your pick up.
Dues Payment Methods - If you pay your dues via ACH, aka checkless draft or the pre-authorized debit method, where the HOA's bank PULLS monthly dues payments from your bank, e.g., Chase, Wells, BofA, credit union, etc., we recommend not changing anything because if is isn't broken, don't fix it. The main advantage of this method is that your payment amount will adjust automatically as dues change.
Another way to pay is via your bank's bill pay where you PUSH your dues payment from your bank to the HOA's bank. Although it's simple and familiar, you must remember to adjust the amount when dues change which, in our case, is in October. Of course, you can also pay by mailing a paper check with the same caveat.
If, on the other hand, you want to see your dues payment history from time to time, view this document for instructions about how to create an account on our bookkeeper's, N.A. Shade's, web portal, then choose whether to pay by linking your bank account or with a credit card. Once you select a payment method, you can choose whether to make a single payment for a $2.99 fee or a recurring payments with no fee. Finally, the same caveat applies: if you use this method, you must remember to adjust your payment amount every October.
Fire Alarm, What to do When It Sounds - Start by reading this explanation of the fire alarm system's components, how they work together, where the exterior fire panels are located, and how to silence the in-unit alarm + the external alarm. Next, view this overview video covering general features of the fire alarm system, then view this more detailed video about how to silence an in-unit alarm + the external alarm. KEY TIP: if the alarm inside your unit activates / sounds, do not try to silence the device on your ceiling, it can only be silenced at the exterior fire panel.
